Most inspections are $150 (complex roofs can be more). Caldwell's Superior-Grade Roof Audit is $300 (for nearly all cases). The G.O.A.T.-Grade Roof Audit includes drone imagery (where allowed) and fullest inspection at $500. Commercial flat roof inspection of PVC/TPO/EPDM is ~$0.25/square foot, with a $150 minimum, and includes seam probing and quick visual inspection for holes made by HVAC, dropped screws, dropped hammer claw, knife cuts, or other means of creating a leak in the flat roof. Hail inspections & estimates are FREE.

Why Inspect?

- Hail strikes: bruising, mat fracture, spalling, and loss of coating
- Wind lift: creased shingles, broken seals, displaced caps, missing tabs
- Impact to metals: gutters, vents, drip edge, ridge caps, soft metals
Aging & Moisture Red Flags
- Degranulation patterns, brittle or curled shingles
- Ongoing slow leaks: staining, deck deflection, punky sheathing
- Attic checks (when accessible): darkened nail tips, fungal growth, insulation moisture, daylight where it shouldn’t be
Flashings, Penetrations, & Edges
- Pipe boots: neoprene cracking, dry rot, split collars
- Skylights: curb flashing, saddle, and manufacturer-specific details
- Drip edge & rake metals: placement under/over felt, gapping, sealant misuse
- Gable returns/dutch hips where water can track behind fascia
Low-Slope & Transition Trouble Spots
- Improper shingles on low-slope or flat areas (dead valleys, porches)
- Ponding, poor taper, clogged scuppers & drains
- Membrane weld quality (PVC/TPO), probe-tested laps, term bars, edge securement
- Shingle-to-membrane transitions with correct back-water laps
Ventilation & Heat Management
- Balanced intake/exhaust (soffit + ridge) vs. “only ridge” or “only box vents”
- Competing systems (ridge + power fan) that short-circuit airflow
- Bathroom/kitchen dryer vents dumped into the attic (condensation risk)
