What We Inspect on Commercial Membranes
- Seam integrity: hot-air welded (PVC/TPO) or taped (EPDM); probe where appropriate
- Patches & tie-ins: no fish-mouths, bridging, or voids
- Surface condition: chalking, crazing, shrinkage, or heat-aging
- Traffic pads & walkways: placement at service paths, securement, condition
- Edge metals, term bars, and cleats: spacing/fastener engagement
- Parapets & coping: securement, seams, cap joints, back-water laps
- Expansion joints: cover condition, attachment, continuity
- Shingle-to-membrane transitions (if any): correct sequencing and laps
- HVAC curb flashings: corner patches (“T-patches”), vertical height, weld/tape continuity
- Pipe boots & cones: target patches, clamp rings, sealants, UV cracking
- Primary drains & scuppers: clear, strainers in place, conductor heads attached
- Taper/insulation: ponding evidence (stain/silt rings), soft spots indicating moisture
Non-invasive visual inspection. If core cuts, infrared/moisture scans, or destructive testing are advisable, we’ll note that separately.

- Photo set (overview + close-ups with notes/arrows)
- Good / Watch / Fix summary organized by area (field, perimeter, penetrations, drainage)
- Maintenance & repair plan with rough order-of-magnitude costs
- Insurance-ready documentation when storm damage is present

How do you price the inspection?
~$0.25 per square foot with a $150 minimum. Large sites or multi-building campuses can be quoted as a day-rate if that’s more economical.
Do you provide repairs if issues are found?
Yes. We can perform minor maintenance items on the spot (if authorized) or provide a detailed repair proposal with photos and line items.
Can you coordinate with building management/tenants?
Absolutely. We’ll work with your site contact for roof access and schedule to minimize disruption.
What about infrared or core cuts?
Those are optional add-ons for moisture mapping or assembly identification. If warranted, we’ll recommend them and price separately.
